Is there a vacancy fee to Lucky Star Property Management if there is not a tenant occupying the house?
If there is not any rent money being collected, we do not charge any fees.
If there is a vacancy, would I owe the scheduled rent due (i.e. 150 if we decided to rent out the house for 1500/month)
Nothing would be owed if the home is vacant. When a tenant pays rent we will collect the fees owed from the rent collected.

Does Lucky Star Property Management charge me an advertising fee? How do you guys typically advertise?
We do not charge any advertising fees. We place a sign in the yard and advertise on the internet. 80-90% of our tenants come through an advertisement online.
We do not charge any renewal fees.
We do not charge an eviction fee. There are however fees charged by the County when filing the eviction with that County. That typically is between $75-125 depending on how the tenant responds (or does not) to the summons from the court and will be taken out of the security deposit of the tenant being evicted.
How does a pet deposit work? I am fine having pets in the house, but want to know if I receive any money from the pet fee.
We charge a $300 nonrefundable pet fee. All of the pet fee goes towards the owner’s account.
I would like to put the house on the market for leasing Aug 1st. If that occurs, do I receive the money in August or September for that month's rent?
We send out money due to owner’s on the third banking day after the 5th of the month, and late rents around the middle of the month. If there are any funds due to the owner, it will be sent out during those two pay periods.
We send out 1099s and expense sheets to all our own homeowners by the end of January for the previous year.
Can you explain in more detail how the maintenance works? I understand you will hold the tenant responsible if they are liable, but how does it work if they are not responsible? For example, if the water heater blows up, will you contact me to see if I want to hire outside of Lucky Star Property Management, or do you just fix it and then take the amount owed for repairs out of the next check that is due for rent?
For maintenance- we have a $300 limit in non-emergency cases set in our management agreement. If you want us to use certain companies, we are happy to do so but need to know prior to an issue. We will email the owner when the tenant calls in a work request. Once the call is placed by the tenant we will assign a company to get the problem diagnosed or fixed. We will then pay the bill to the vendor when we collect rent the next time rent is paid. You will get a copy of the bill and work order with your monthly statement that is sent out every month.
We do not provide pest control service. The tenant’s lease states that the tenant is responsible for pest control other than termite control and rodents such as mice. We do work with a pest control company should their services be needed or a recommendation be needed.
Tenant is responsible for basic maintenance such as lawn, air filters, light bulbs, and smoke batteries.
When you do the inspections, what does Lucky Star Property Management look at (in addition to water heaters and HVAC)?
We are not home inspectors at Lucky Star Property Management. However, our inspections are the same for the move in inspections. It is a cosmetic inspection to look for tenant damage and normal wear and tear on a home.
What is Lucky Star Property Management office hours? Who would I contact for afterhours/holiday calls?
Our office is open Monday-Friday 9-5. We have an afterhours emergency line that always has someone should they be need to be reached in an emergency situation.
